This residential property, set on the steep western slope of Becune Point at Cap Estate, boasts some of the island’s most inspiring sunsets and awesome views of Pigeon Island and Rodney Bay. The property, constructed between 2000 and 2002, includes a main building and a separate cottage for a total overall footprint in excess of 4,000ft². Also included with the residence, to its west and downslope of the main structure, is a 433ft² swimming pool.

With the evidence of extensive cracking and movement on the west side of the structure, the owner required a structural assessment and an engineering investigation into the failure, first, to determine the nature, extent and cause of the cracking, and secondly, to recommend possible remedial solutions for insurance purposes and subsequently for legal proceedings.

Dannion was commissioned to conduct this engineering investigation and full structural condition assessment, as well as to prepare engineering drawings and solutions to remedy the situation along with a detailed engineer’s estimate of the cost of these solutions. Dannion provided contract solutions and represented its client in the mediation procedure. Dannion’s findings were then integral to award to the client in the legal proceedings.
